Central Austin includes Downtown and the area around the University of Texas. The boundaries of Central Austin are I35 on the East, Lady Bird Lake on the South, Lake Austin to the West and RR 2222 on the North.

Downtown Austin seamlessly brings together government, business, entertainment, arts, and city living to create a feeling unique to Austin, and attracts energetic people who love the outdoors and the best entertainment in the Austin area. The Downtown area is currently experiencing a building boom, and there are numerous condos and high rises either planned or nearing completion.

 

The downtown Austin area is mainly made up of luxury condos offering residents the ability to run, walk, bike, or swim in the many parks, lakes, and pools all within walking distance. Downtown Austin is served by several highly rated public and private schools, all a part of the Austin Independent School District. Private schools in the Downtown area include the Austin School for the Performing Arts and the Khabele School.

East Austin is a lively area undergoing extensive reformation. It is bounded on the North by Pflugerville, on the South by Town Lake and on the West by I35. It is one of Austin’s most diverse areas, with communities of artists, families, college students, and entrepreneurs. A lively, eclectic mix of housing and culture make Austin’s East Side a unique choice. Modern architecture, cottages, and condos coexist with theatres and comfort food hotspots.

The new construction and restoration boom in this area is occurring daily on practically every block in the area.  In East Austin, you’ll see lovingly restored small homes, larger new construction ventures, condo communities, and lofts with ground floor retail.

Austin ISD serves East Austin students and there are several elementary, middle, and high schools in East Austin. Some of these schools include Blackshear Elementary, Kealing Junior High, Garza Independence High School and Eastside Memorial High School.

Northwest Austin, bounded on the Northwest by 620, Northeast by Parmer Lane, East by MoPac, South by 2222 and West by Lake Austin, is a Hill Country hideaway encircled by lush green trees, wild grasses and native wildflowers.

Homes in Northwest Austin are located in neighborhoods with respected schools and spacious, green parks. This area of Austin features some of the city’s finest shopping and entertainment options. Austin’s premiere luxury shopping center, The Domain, offers high-end shopping and dining, as well as a full service dinner theater. Northwest Austin homes are just a stone’s throw away from downtown employers and businesses.

Northwest Austin neighborhoods are served by the Austin Independent School District. The flagship school is Anderson High School, academically one of Texas’ top-ranked schools. Anderson is AISD’s only school to have the International Baccalaureate Program.

South Austin neighborhoods include Barton Hills, Bouldin Creek, Travis Heights, SoCo, and the Zilker Park area. The area is bounded on the North by Town Lake, East by I35, South by Slaughter Lane and West by MoPac.

There’s a slogan in Austin: “Keep Austin Weird”, and the focal point of ‘weirdness’ is in South Austin! The main drag is South Congress (SoCo), with lots of funky shops, restaurants and bars. The South Austin area tends to attract people who are artistically inclined, liberal and/or natural (i.e. hippie).

The Southwest Austin area includes Oak Hill, an area of town with 1970′s and up subdivisions, and Circle C Ranch with all the amenities you expect from similar neighborhoods – golf, swimming, and parks. The area begins at the intersection of Highway 290 and MoPac, goes down MoPac to Slaughter Lane, east to I-35, south to Hays County line, and west to Hwy 290.

Southwest Austin is a more conservative, middle income part of town, and you’re likely to find a wide range of prices to fit your budget.

The West Austin/Westlake is generally considered to be the ‘Hill Country’, extending from the MoPac Expressway (Loop 1) all the way to Lake Travis. The area is bordered on the North by Lake Austin, East by MoPac, South by 290 and West by the Hays County Line.

When most people think West Austin they think expensive homes. With exemplary schools in the Eanes School District and some of Austin’s most prized neighborhoods, including Barton Creek, Davenport, Seven Oaks and Rob Roy to name a few, West Austin is home to gorgeous waterfront and the hill country feel of the area.

Schools here are some of Austin’s highest rated, and are serviced by the acclaimed Eanes School District. Schools in the area include Westlake High School, ranked 26th within Texas, Hill Country Middle School, and Cedar Creek Elementary School.

Points of interest include Barton Creek Resort and Spa, the 360 Bridge, Austin Country Club, the Barton Creek Greenbelt, and the Wild Basin Wilderness Preserve. At the southeast corner of the region you’ll find Austin’s famous Zilker Park and Barton Springs; both Austin favorites.
