Best Place to Raise a Family in Florida

Niche.com recently released a list of the best places to raise a family in Florida, and two communities in Hillsborough County were at the top!

Westchase and Fishhawk were at the top of this list, with two other Hillsborough County communities, Pebble Creek and Ruskin, also in the top ten.

To determine how each community ranked, Niche.com looked at a number of different factors. Each of these factors were weighted differently depending on how important they were perceived to be to come up with the most family-friendly communities. The factors and the way they were weighted were as follows:

  • Public school grades (20%)
  • Cost of Living (15%)
  • Percentage of residents aged 14 and under (12.5%)
  • Crime and safety (10%)
  • Family amenities (10%)
  • Real estate (10%)
  • Residents aged 35-44 (10%)
  • Higher education rate (7.5%)
  • Diversity (5%)

The demographic information including residents of certain ages and higher education rate was pulled directly from the U.S. Census, but other factors were determined based on Niche’s own grading system.

Westchase, which came in at #1 on the list, is located in the northwestern part of Tampa and is easily accessible via Linebaugh Ave, the Veteran’s Expressway and Racetrack Road. Westchase is a master planned, deed restricted community that also features a business district which is home to many retailers and restaurants. 

This area has over 3,000 homes within 29 different neighborhoods surrounded by hundreds of acres of preserved land. The developers of Westchase wanted to create  a close-knit, yet urban community, and they definitely succeeded in bringing this vision to life.

Buyers are mainly drawn to the Westchase community for the Westchase Golf Club, which boasts a 6710-yard, par 72 course, spanning natural wetlands, with wooden bridges and bulkheads. It’s been recognized by the National Golf Foundation for outstanding course conditions, service and value; has placed in the top ten for the CLASP (Customer Loyalty And Satisfaction) award, has won a Great Value award and has earned high ratings from Golf Digest.

But, even if you don’t love golf, you’ll find something to do in Westchase at the Swim and Tennis Center. Two community swimming pools, which include lap lanes, shallow play areas and toddler pools, are the ideal spot to spend a relaxing afternoon or Saturday morning.

The community also features ten state-of-the-art and fully lit courts are available between the two centers. With 6 hard courts at one center and 2 hard and 2 cushioned at the other, there is always room for a game for any level of player. Westchase residents of all ages can receive private swim or tennis lessons if they want to fine tune their skills. 

With all of these amenities, combined with a low crime rate, impressive public schools and high education rates, it’s no wonder why Westchase topped this list over all other Florida communities.
